How To Read Sales Reports

Whether viewing residential or commercial sales reports, the presentation of information is essentially the same.  The report is divided into multiple columns which display the following fields: 
 
  • Zone Location
  • Property Type
  • Date Sold
  • Address
  • Neighborhood
  • Site Size
  • Estimated Sale Price
  • Tax Parcel ID Number
  • PIN Type (Class)
  • Legal Reference 
  • Grantor (Seller)
  • Grantee (Buyer)
  • Remarks
  • Grantee (Buyer) Destination
 

Codes & Translations  

Zone Location (In County): 1-North 2-East  3-Southeast 4-South 5-West 6-Southwest

Property Type: R-Residential, CN-Condominium, C-Commercial, SL-Subdivision Lot,  VL-Vacant Land,  MH-Mobile Home or Mobile Home Lot, P-Partial Conveyance, UK-Unknown, Easement, or Partial Conveyance

Date Sold  -  Reflects date deed was recorded.  Historical dates useful in timing expiration of hazard insurance policies, maintenance, or possible new business through refinancing or private mortgage insurance (PMI) reductions.

Address  - Streets are entered first by name, then street type such as road or lane, and then by street number with no field separation.

Neighborhood  -  Neighborhoods are coded based upon the data entry clerk's opinion of where the neighborhood is thought to be located.  Oftentimes, this reflects the description found in the deed but could be identified generically such as "North Asheville" or "North Buncombe". Not all neighborhoods can be readily identified and some sales involve multiple parcels in different locations.

Site Size  -  Site size is usually shown as acreage and is sometimes estimated.  Users are cautioned that the indicated acreage may not reflect all of the site, may reflect more of the site than was actually conveyed, or may reflect only one of multiple parcels conveyed. Size estimates are not verified by survey in most cases and users are cautioned about relying upon such information without independent verification.

Estimated Sales Price  -  Sales reports reflect revenue stamps recorded on the deed and reflect an estimate of sale price only.  Deed stamps are $2 per $1000 of purchase price therefore, a sale indicating $200 would imply an unconfirmed sale price $100,000.
