Single Family Homes, Condos, & Manufactured Housing
    On average, it will take about 15 minutes to enter a complete residential listing. While most data entry fields are self explanatory, the following guide notes are provided to help you better understand how to properly represent the "gross living area" of your home.

Buyers and sellers are often confused as to what represents "heated living area" or "gross living area". In some markets, agents represent "heated living area" as all square footage regardless of quality, above or below grade level, and/or regardless of whether the area is heated by a central heating system, supplemental heating, or space heating.

When comparing properties, it is essential to understand how the "size" or "gross living area" of a home is calculated. A two story home with say, 2000 SF does not favorably compare to a one-story home with 2000 SF. Generally, one story homes are more costly to build and have greater market appeal.

Likewise, a one story home with 1000 SF "above grade" and 1000 SF "below grade" (partially or wholly below ground - i.e. basement) does not have the same appeal as a one story home with 2000 SF and no basement.

It is the seller or seller agent's responsibility to accurately represent dwelling size. Consult your agent, appraiser, builder, or architect for assistance in determining gross living area.

While methods of calculating gross living area may vary by jurisdiction and/or local market custom, the following fields outline how "gross living area" should be represented on PropEx.com.

 
    Heated SF L1 Approximate "main level" square feet heated by the primary or central heat system and "above ground". (See how to calculate gross living area).
    Heated SF L1 Approximate "2nd level" square feet heated by the primary or central heat system and "above ground". (See how to calculate gross living area).
    Heated SF L3 Approximate "3rd level" square feet heated by the primary or central heat system and "above ground". (See how to calculate gross living area).
    Basement Heated SF Approximate "basement or below ground - partially or wholly" square feet finished and heated by either [1] the primary or central heat system or [2] a secondary heat source such as electric baseboard. (See SF Remarks below and how to calculate gross living area).
    Other Heated SF "Other" areas suitable for "year round" living but not heated by the primary heat system, i.e., an enclosed/finished/heated sun porch, converted garage to den, etc. (See SF Remarks below and how to calculate gross living area).
    Total Heated SF All square feet heated, finished, and suitable for year-round living above or below ground. Quality of finish should be reasonably consistent with main part of dwelling.  Lower quality areas (example - a partially finished/heated basement with exposed stud ceiling or concrete floor but paneled walls, enclosed porches, finished/heated garages, sunrooms, or attics) should not be included but described in SF Remarks below.     TotalHeatedSF: Note: It is your responsibility to accurately represent TotalHeatedSF. Consult your agent, appraiser, builder or architect for assistance in determining improvement size.

Select from pick-list those utilities provided by the owner/landlord and included in the rent (or room rate).
    UtilsShared:
 
Select from pick-list those utilities shared with other tenants (usually due to single metering, central heating and cooling, etc.)

  Land - Commercial & Residential, For Sale Or Lease
    This category allows for the listing of all types of vacant residential and commercial land offered for sale, lease, or exchange. Most data entry fields in this category are self explanatory however, additional information has been provided for the following.
    PropertyType Pick from: Residential, Commercial, Farm>10Ac, Farm<10Ac, Timberland
    Offer Price $ Enter either: [1] total offer price, [2] daily, weekly, or monthly rent, [3] offer price per square foot, [4] offer price per front foot, [5] price per multiple lots, [6] minimum bid (if auction) or, [7] offer price per space. Do not enter commas.  
    Offer Unit Pick from: AllLand, MultipleLots, PerAcre, PerFrontFt, PerLot, PerSpace, PerSqFt, Unknown
    Site Size Enter site size (up to 2 decimals)
    Site Unit Pick from: Acres, AcresAuctioned, AcresCutOut, LotsAuctioned, MobileHomePad, PerAcreMinimum, SF (Square Feet), SFCutOut (Square Feet Cut Out), Spaces 
    Auction Date If ListingType = "Auction", a date must be entered here. 
    Suitable Use Select from pick list items. Note: This is the most likely "highest and best use" for the property!  It may be different from the present use. Likely uses must be legally permissible, physically possible, and economically feasible. Consult an agent, appraiser, zoning administrator, or land use planner for assistance in estimating "suitable uses" for your property.
    Hazards Select from multiple pick-list items! Note: All owners and agents have an obligation to disclose known environmental hazards such as location within an airport flight path, possible flood plain, the existence of asbestos, or past/present site contamination. Failure to disclose a known condition could lead to consequences later on and result in the loss of a sale. While disclosure does not mean that your property is not marketable, you should disclose any known environmental condition that could influence a buyer or tenants decision to purchase or lease your property.
       
  Improved Commercial - For Sale Or Exchange
    While most data entry fields in this category are self explanatory, additional information is provided for the following.
    ListType: Enter Auction Date (below) if "Auction" is selected
    AuctionDate : Enter a date only if List Type = Auction
    OfferPrice: Enter "0" if List Type = auction -or- enter minimum bid required.
    OfferUnit: Select from pick-list (exp: Bldg&Land, BldgOnly, Bldg&Business, EntireFloor, etc).
    $PERUNIT: Offer Price/Unit... Exp. $100 Per SqFt, $15000 per Room, $5000 per pad, etc.
    Unit: Select from pick-list (exp: PerPad, PerRoom, PerSqFt, PerSpace, PerTerminal, etc).
    UnitsList: If applicable, provide number, size, and a brief description for the rental units.
    TotalBldgSF: Note: It is your responsibility to accurately represent TotalBldgSF. Consult your agent, appraiser, builder or architect to assist in determining improvement size.
